Mainlands Five Residents are governed by Florida Statute SS720, County and City Ordinances and Mainlands Five Deed Restrictions, Bylaws and Rules and Regulations, all of which dictate the behavior of our residents as it applies to their property.  Our Deed Restrictions, Bylaws and Rules and Regulations constitute our Governing Documents.     


Mainlands Five aggressively enforces  all the provisions of the Governing Documents.  We strongly suggest that you read these documents and familiarize yourselves with their provisions prior to purchasing property in Mainlands Five.  You may open these documents by clicking on the links below.

Mainlands Five has a beautiful 

Clubhouse and an exceptional 

heated pool.    In order to 

properly maintain the 

Recreational Facilities, each 

household is assessed a 

monthly Maintenance Fee.    

All Maintenance accounts must be 

brought current prior to the 

closing of any transaction.   



There is a $275.00 fee for 

Estoppel Information.  You must 

send your form in pdf format to 

the link below.

An Expedited Estoppel (3 Business Days) can be ordered for an additional $119.00.

All prospective residents of Mainlands Five need to go through a screening process.   Each prospective resident  must complete an Application, and comply with all requirements of our governing documents and with all requirements of the Screening Committee.  It is imperative that you familiarize yourself with our governing documents and our rules and regulations.    


 

You may obtain those documents from the Seller or download them from this page. 

   

A  personal interview will be scheduled, after which. at the sole  discretion of the Board, a Certificate of Approval will be issued. 

  

This process takes about 15 Business days and you will need to bring the Certificate of Approval to your closing. 

All checks for payment should list the payee as Mainlands Five, Inc.
